At Cotswold and Vale Lettings all of our agents are specially trained and equipped to assist Tenants find the right property to rent. We also maintain a database that automatically matches properties available to rent with Tenants who have registered their property requirements with us. This means that registered Tennant’s get a headstart by being informed weeks prior to a property becoming available.

viewings are available, plus one of our property experts
will accompany you to provide immediate advice and
answer any questions you may have.
After the viewing a suitable property it is always best to move
quickly and make an offer for the property and if accepted to
complete the Tennant Application Form as soon as possible. We
can then also provisionally agree to an occupancy date and
letting duration with you. A reservation deposit of 'The equivalent of one weeks rent' is
required upon receipt of the Tenancy application. This deposit
will be deducted from any fees due prior to occupancy of the
property, or refunded if the Agents or the Landlord decline the
application.

A simple formula will help you to see if a property will be
affordable for you, though this is only a guide and does not
take into account any financial commitments you may have.
Rent PCM x 30 = earnings per annum, gross.
We accept references on behalf of the property owner, these normally include an employer reference, a former landlord and a character reference. In addition a credit check will be undertaken. Tenants can also use a Guarantor who can underwrite any rent liabilities.
A rent payments schedule will be explained prior to you taking occupancy of the property. Rents are payable by standing order (unless alternative arrangements are agreed in advance), with the first month's rent due before taking occupation of the premises.
A rental deposit is required prior to occupation and will be retained by the DPS where Cotswolds and Vale lettings are managing the property. The DPS is a government-authorised tenancy Deposit Protection Service, which holds deposits independently from Landlords and Lettings Agents. The rental deposit is held to cover any breakages, damage, rent arrears or other tenant liabilities. Where we are managing, at the end of the tenancy we will check the property in the presence of the Tenant and assess any damages and deductions due. Please note that the deposit cannot be used by the Tenant to cover rent
As a responsible letting agent we always advise that our tenants take out employment/redundancy insurance to protect their way of life should their employment end.
